Mar Vista Grande Terms & Conditions for Rentals

Reservations:  During the summer, reservations are typically booked from Saturday to Saturday.  During the off-season, there is a three-night minimum stay.  Monthly rentals are available October through March.  Group reservations may be made for family reunions, professional and corporate groups, and other responsible parties.  House parties are prohibited.  Reservations will not be made for people under the age of 25.  Any violation of these rules will result in eviction without refund.

Payments:  Payments to Ocean Resorts NMB, Inc. can be made in the form of a credit card (Visa, MasterCard, Discover, or American Express), personal check, certified funds, or money order.  Personal checks will be accepted only if they are received more than 30 days prior to arrival.  Returned checks will incur a charge of $35.

Deposit:  A deposit of 50% of the rent amount is required on all reservations and is payable by credit card, check, certified funds, or money order.  All payments must be made payable to Ocean Resorts NMB, Inc.  If paying by check, we will hold the reservation for 7 days.  If we do not receive the check within that time, the reservation will automatically be cancelled.  For reservations made within 30 days of arrival, the total amount will be due upon booking.  Upon receipt of payment, you will be sent a confirmation letter with the balance due and due date.  You will not receive another bill or reminder.  The rental company (Ocean Resorts) will place the advance payments in an interest-bearing trust account with an insured South Carolina bank with accrued interest payable to the rental agency.

Balance:
  All balances are due at least 30 days prior to arrival.  If you paid your deposit with a credit card, we will automatically bill your credit card for the final payment unless you make other arrangements greater than 30 days prior to arrival.  Upon receipt of final payment, a final confirmation will be sent.

Insurance:
  We are pleased to offer CSA Travel Insurance which will insure reimbursement of your money due to emergency cancellation, death, or mandatory hurricane evacuation.  (Please refer to CSA Travel Insurance Policy for specific details about cancellations or call CSA Travel Insurance at (866) 298-6846.  Insurance must be purchased before the final payment is made on the reservation.  The insurance charge is non-refundable after 10 days from purchase.

Cancellation Policy:
  If you must cancel your reservation, and we are able to re-rent the unit for the same dates and rent amount, we will gladly refund your money less a $75 cancellation fee.  If we re-rent the unit during that time for fewer nights and/or a lesser rent amount, your refund will be adjusted accordingly.  If we are unable to re-rent the unit and you did not purchase the travel insurance, the money you paid is non-refundable.  If you did purchase the travel Insurance, please notify CSA Travel immediately at 866-298-6846 to file a claim upon cancelling your reservation.

Hurricane Evacuations/Inclement Weather:
  There will be no refunds from Ocean Resorts NMB, Inc. due to the onset of a hurricane or inclement weather.  If you are concerned about a refund due to mandatory hurricane evacuation, we highly recommend that you purchase travel insurance.

Other Fees:
  A non-refundable 3% Resort Fee is applied to all reservations.  All fees are subject to state and local taxes.

Security Deposit:
  A valid credit card imprint or $500 cash deposit must be presented upon check-in as a security deposit on the condominium unit.  Please allow up to four weeks for return of cash deposits.

Guest Responsibilities:
  Registered guests assume complete responsibility for their entire party for the entire duration of their stay.  During your stay, you are responsible for the well being of the contents of the condominium unit and the linens you have rented.  Aside from normal wear and tear, please report any damage immediately to our office.  To report damage after hours that is not an emergency, please leave a message in our general voicemail box at 843-663-1246 or contact us the next business day.  If an emergency presents itself, please take responsible action to secure the problem, including the possibility of calling 9-1-1. 

Linens and Maid Service:
  All bed, bath and kitchen linens are included in all rentals.  The condos are furnished with bath linen for the maximum occupancy only.  No additional linens will be provided; thus, guests are expected to launder towels and linens as they deem necessary during their stay.  Departure maid service is included in all rentals.  Before you depart from the condo, we request that you start any dirty dishes in the dishwasher and take trash out (properly bagged and tied).  Daily maid service is available upon advance request for $60/day for a 3-bedroom unit; and $80/day for a 4-bedroom unit.

Parking:  The Mar Vista Grande has a four-story parking deck with limited spaces for high-top vehicles.  Two parking passes will be provided per condo.  Please note that motorcycles, trailers, campers, boats, jet-skis, etc. are prohibited from the parking garage and deck, and will be towed at the owner's expense.

Maintenance:
  Our office and property owners do everything possible to keep all equipment in good working order; however, it is impossible to guarantee that all appliances, Jacuzzi tubs, hot water heaters, air conditioners, etc. will be in working condition 100% of the time.  There will be no refunds due to any maintenance or appliance failure.  We will address all reported deficiencies as soon as possible during normal business hours.  After hours, please leave a message and we will contact you as soon as possible.  Non-emergency maintenance will be handled the next business day.  In order to keep the condos and the building in good condition, some preventative (i.e., filters, pest control, etc.), regular, and guest-requested maintenance or repairs may be required.  This could require periodic access to the condo during your stay, and Ocean Resorts reserves the right to access the condo and perform such maintenance without notice to you.  However, during such times, we will do our best not to inconvenience you and we appreciate your cooperation.  Please note that service calls are billed to the individual condominium owners and any unwarranted service calls will be charged to the guest. 

Pest Control: 
A professional pest control company sprays all condominiums at least once per month; however, there is no way to ensure that beach-based insects, such as the "Palmetto Bug", native to the southeastern U.S., do not enter your condominium.  These bugs can enter through doorways, sewer connections, air ducts, or other openings to the unit.  They prefer warm/humid weather and typically live outside, but will try to seek shelter inside when weather is cooler.  Please note that these bugs do not appear inside the condos due to unclean conditions.

Real Estate: 
Some condos are listed for sale.  We will notify you when a sales agent would like to show the condo in which you are staying.  We appreciate your cooperation in this matter.

Accommodations:
  All accommodations are non-smoking.  Guests are not allowed to bring pets to the Mar Vista Grande.  Units are strictly limited to the occupancy number shown on the front of this confirmation, regardless of beds available.  (The only exception to this is the placement of a crib to be occupied by an infant.)  We cannot guarantee the comfort of sleeper sofas.  Ocean Resorts cannot guarantee your occupancy of a particular unit.  In the event of an emergency, removal from our rental program, or other unforeseen circumstances, Ocean Resorts reserves the right to change your accommodations to a unit of equal or greater value.  There can be no additions to existing furnishings or equipment.  Please do not move any furniture.  You are renting a privately owned condominium which has been decorated and equipped to satisfy the particular taste and desires of the owner.  Each unit is equipped with the basic needs for a pleasant vacation.  We will not provide another condo or refund if you decide the property doesn't meet your standards after taking possession.

Items to Bring:
  Beach towels, chairs and accessories; hair dryer; other personal items.  There will be a condo "starter kit" for you, which includes paper products, soaps, and trash bags.  Additional trash bags may be picked up at our office if needed.  Other items will need to be purchased by you after those within the starter kit are gone.

Lost & Found: 
Please ensure that you do not leave any personal items behind.  Neither Ocean Resorts nor the property owner will accept responsibility for items left behind.  If requested and found, the items will be packaged and shipped at the guest's expense.

Phone:
  Local calls may be made from the condo at no cost to the guest.  Long distance calls must be made with a calling card.

Lock-Outs:
  Call our after-hours emergency number (843-663-1246) to report a lockout.  After-hours lock-outs will incur a $75 charge.

Construction and Other External Situations:
 There will be no rate adjustments or refunds due to inconveniences caused by construction, road repairs, traffic, beach renourishment, etc.  There will also be no rate adjustments or refunds due to early check-out or no shows.

Miscellaneous:
  Mar Vista Grande and Ocean Resorts NMB, Inc. reserves the right to refuse service to anyone and is not liable for loss of personal items, valuables, damages, or injuries.  Failure to comply with the Rules and Regulations as set forth will result in eviction from the property with no refund.  Mar Vista Grande and Ocean Resorts NMB, Inc. make every effort to ensure that the information provided is correct.  However, the possibility of errors and/or omissions exists and we reserve the right to correct such errors.
